About the client

Commercial List: commercial property sold and let online.

Commercial List is an online commercial estate agent. Its website says it helps property owners sell or let commercial property, with marketing packages from a basic online listing through to a full agency service, across Nottingham, Grantham, Peterborough and the rest of the UK.

It is a different kind of website from the other case studies. It is not a brochure: it is a working property portal. Visitors search the available properties by location, radius and property type, browse for sale, to rent and sold and let listings, and owners choose a package and place an order online.

That makes the build more demanding. The site holds a listing page for every property, a regularly changing set of pictures and details, a blog of market news, forms that take orders, and a shop window that has to load quickly with a lot of photographs on it.

The site runs on Nova, hosted on our server. Commercial List is also a Google Ads and SEO client of ours.

What it needs to do

What the website has to do.

The site has two audiences who want different things. Buyers and tenants want to find a property quickly. Owners want to see what listing with the agency costs and place an order without waiting for a call.

Both depend on the property data being right. A listing that shows a unit that was let last week is worse than no listing.

What the site is built to do

  • Let people search propertiesA search by location, radius and property type on the home page and the listings page, with a page for every property.
  • Let owners order onlineThree packages shown side by side, with an online order form that takes the owner's choice and the property details.
  • Keep the listings currentProperty details flow in from the agency's property software, so the website follows what the agency has loaded.

What we built

What we built for Commercial List.

We built the site as a portal, not a brochure, on Nova, and host it ourselves.

The build, step by step

  1. Step 1Build the property search and listing pagesThe home page and the Available Properties page search by location, radius from 1 to 50 miles and property type, from warehouses and offices to land and investments.
    More detail

Each property has its own page, with the photographs, details and floor plans the agency has loaded.

  2. Step 2Feed the listings in automaticallyA sync job copies the agency's property data into the website every 30 minutes; the last run we checked, on 17 October 2026, loaded 262 properties and 2,116 images.
    More detail

The job is built to stop rather than wipe the site: if the source ever returns no properties it leaves the live listings untouched.

  3. Step 3Show the packages and take the orderThe packages are shown side by side with what each includes, and an online order form takes the owner's package and property details.
    More detail

Each order form sends the owner to a confirmation page that is used to measure how many listing orders the Google Ads bring in.

  4. Step 4Fill it with market content, and run it on NovaThe site carries 80 blog articles, including new-to-market property write-ups and guides for owners, and pages for the towns the agency covers. It is served by Nova from our server, with SSL and backups, and the agency's business email is hosted with us as well.

How it performs

How fast the site loads.

Even with a home page full of property photographs, the largest content shows in 0.8 s on a slow phone connection. We measured this ourselves; we have not been given the site's traffic or enquiry figures, so this page does not quote any.

Measured by DPOM on 17 October 2026 with a headless Chromium browser on our own server, on a first visit with our own and third-party tracking blocked, median of three runs. The phone figure is a 390 pixel screen on a slow 4G connection with a CPU four times slower than normal; the desktop figure is a 1440 pixel screen with no throttling.

What we measured

  • Phone, slow 4GLargest content on screen in 0.8 s on a 390 pixel phone, on a slow 4G connection with a slowed processor.
  • DesktopLargest content on screen in 0.2 s on a 1440 pixel screen.
  • Layout shiftLayout shift of 0 on the phone run, where Google rates anything under 0.1 as good.
